Scrub & Recoat

Scrub and Recoat for Commercial Floors

The maintenance cycle that keeps a floor from ever needing a full strip — machine scrub, recoat, and back in service the same night.

Scrub & Recoat

The cycle that protects the investment already in the floor.

A scrub and recoat removes the top worn layers of finish, leaves the base coats intact, and applies fresh finish over them. It restores gloss and protection without the cost, downtime, or chemical load of a full strip.

Run on a schedule, it is the difference between a floor that looks maintained for a decade and one that needs stripping every eighteen months.

Scope

What a scrub and recoat includes.

  • Machine scrub with commercial autoscrubber or swing machine
  • Removal of worn top layers without stripping to tile
  • Two coats of commercial finish applied over sound base coats
  • Traffic lanes and high-wear areas given additional attention
  • Edges and corners hand-detailed
  • Floor returned to service the same night in most cases
  • Photo documentation and completed work order
Why the cycle matters

Recoat on schedule, or strip on someone else's.

Finish wears from the top down. Caught early, the base coats are still sound and a recoat restores the floor in a single night. Left too long, the wear reaches tile and the only remaining option is a full strip and wax — several times the cost and downtime.

This is the single most common avoidable expense we see in commercial facilities. A floor put on a recoat cycle in year one rarely needs stripping at all.

Multi-location programs

Consistent standards across every site.

For multi-location retail and banking clients, AUS runs recoat cycles coordinated by site and geography, with drive time built into the schedule so stores are covered in blocks rather than one at a time.

We have delivered 50+ weekly service visits of recurring VCT floor care across a multi-state network, and completed a 71-location floor care deployment across three states inside a three-week window.

Documentation

Every service, documented.

Each visit produces a closeout report — scope completed, before-and-after photos, materials used, and manager sign-off where required. It is the difference between believing the work happened and being able to show it. See the 71-location rollout case study.
